Measured Building Surveys

   A measured Building Survey can incorporate some or all of the following:-
  • The external wall line, including steps, buttresses and plinths.
  • The internal wall lines showing structural walls and temporary partitions.
  • Door positions, with directions of swing, and heights.
  • Steps and stairs with hand rails, plus ramps and lifts.
  • Window openings, with simple or full fenestration, plus sill and head heights.
  • Floor levels and changes of heights to local or Ordnance Survey datum.
  • Sanitary fittings, sinks, baths, basins, kitchen units and equipment.
  • Plant, including boilers, air conditioning with associated pipes, ducts and radiators.
  • Service intakes, meters, control panels, fire alarms, sprinklers, fans, vents.
  • Electrical - lighting types and sizes plus switches, dimming controls and sockets.
  • Overhead - ceiling heights, beam heights and sizes, sloped ceilings, skylights etc.
  • Roof plans (sloping and flat roofs) with details and heights.
  • Section(s) - cross sections drawn through the building along specified lines.
  • External elevations - to show openings, structural features and architectural details.

The uses of Measured Building Surveys include:-

  • Accurate plans for refurbishment and redevelopment.
  • Record plans for archive purposes.
  • Accurate measurement of the floor areas for rental or retail purposes
NIA - Net Internal Area surveys of retail premises, rented dwellings, offices and entertainment facilities in accordance with the RICS Code of Measuring Practice.

GIA - Gross Internal Area surveys of industrial buildings, warehousing and multimodal facilities in accordance with the RICS Code of Measuring Practice.
